Conner Ivy Company has a philosophy of not
competing with its clients. We do not own, develop or manage properties.
We have done these things in the past which gives us market knowledge
and experience on what to look for when representing a buyer or
seller in a transaction.
With 23+ years of investment brokerage experience, the things we
have learned are shared with our clients in our actions. Whether
buying or selling, when you engage us to represent you, here is
what you can expect from our services:
We will perform a complete, accurate and hands on inspection and
investigation of the property.
We will put all of our findings and assessments into a complete
marketing package ready to take to the marketplace once given the
listing or representation agreement.
We will market the property with our expertise on an aggressive
manner to create maximum exposure thus creating maximum competition
for your property therefore keeping the value of the asset as high
as possible during its exposure to the marketplace.
Listen and communicate any and all buyer objections and make sure
they are valid as compared to other properties in a given marketplace.
Thoroughly screen, evaluate and size up all
offers and prospective purchasers and find out what else they have
performed on with regard to a purchase. We have learned over the
years to screen buyers and sellers to the best of our knowledge
prior to going to contract on a property whether you are a seller
or buyer.
We will make sure everyone to the transaction is as informed as
possible so to make the transaction go smoothly.
Finally, LAST, NOT LEAST, CLOSE THE TRANSACTION AND SALE!!!
WHAT WE DO;
Treat every owner and property listing as if it were our only listing.
We won't stop marketing listings even once they are under contract
until the property closes. It is our experience that when possible
we prefer to obtain a back up contract or two on listings. This
keeps a level playing field and also allows our sellers to know
they have their property priced competitively in a given market
for the given product type.
WHAT WE DON'T DO;
Take overpriced listings just to have a listing. This benefits
no one.
Cut our fee to buy a listing, as an owner or
seller, you want to incentivize the whole brokerage community when
taking your property to market. Allow Conner Ivy Company to give
